IN A NUTSHELL

Commonspace Warren is the perfect landing spot for people who want more than the typical apartment experience. As the live/work Hub of Commonspace Syracuse CS Warren is comprised 59 apartments of various sizes and furnishing levels over 4 floors, 20,000 SF of coworking space on the 2nd floor, a local pizza shop and a grocery store on the ground floor. Residents have access to over 10 unique shared spaces on each residential floor in addition to access to CS Work, creating a balance of private living space, common areas, work space, and shared services all in one place.

Built on the belief that we all want to live in a place where we know our neighbors, have pride in our home, and feel connected to our community, but not everyone has the same lifestyle preference. So, we created 4 types of apartments, all completely self contained.

Sun Lounge

Swing in a hammock chair or plop in a bean bag while basking in the skylight filled plant lounge on the 8th floor. It’s the perfect place to play a game of chess with a friend, hang out with a small group, or tend to your Bonzai tree.

Library

Settle in to a cozy leather lounger with a good book and a cup of tea. The Library is a great place for a book club (obviously), catching up on studying, or contemplating the supreme vastness of the universe with a whiskey and philosophy group.

GENERAL FAQs.jpg

Parking?

One of the main perks of living downtown is that it’s walkable. But if you still need a car, there are plenty of options. Lease a space on a surface lot from Commonspace, street parking (no charge on nights and weekends), or check out the downtown parking map. More options coming soon.

Do you do short term leases?

Sure do! We offer 3, 6, and 12 month lease terms. All listed unit prices are based on a 12 month lease. 3 month terms are an additional $200/month, 6 month terms are an additional $100/month.

Do you allow pets?

The 5th, 7th and 8th floors of CS Warren are pet friendly, while the 6th floor is pet free, this includes the common areas on 6. A pet deposit of $300 is required, pet rent is $25/month. The units are small, so we limit 1 pet per household at CS Warren.

Is this only for the young folk?

No way. Commmonspace is about as diverse as they come. Whether you’re finishing your graduate degree, relocating for work, or wanting to feel less isolated in retirement, Commonspace is a hub for everyone.

Those common areas look cool, but is it going to be loud?

1) Commonspace is a community. That means everyone’s enjoyment of the space is equally valued. As such, common areas have quiet hours from 10pm-8am.
2) Floors 7-8 are less active floors by design, so if quiet is really important to you- that’s your best option.

Is there laundry on site?

Yes! The laundry room, located on the 5th floor, is right next to the entertainment lounge... because waiting for your laundry should be fun.
Our machines are operated with an app, so you can see if a machine is available before you head down or check to see how much longer your load in the dryer will take. Payment is via credit card or right from the app.

Do you have access to other buildings?

Each building on the campus has unique features, whether a work space, a giant theater room, or a rooftop lounge. Commonspace residents are able to take advantage of common areas throughout the campus.

What’s included in my monthly rent?

Rent includes heat, electric, water, trash, common areas and campus wide Wifi. Access to CS Work, Commonspace funded events, coffee in the kitchen, etc are perks, they are not factored into your rent.

What is “flexible leasing”?

So you signed a 12 month lease and got offered your dream job in LA 10 months in? Let us know- we’ll market your unit for you. As soon as we fill your space we relieve you from fulfilling the remainder of your lease term. Breathe easy, units tend to fill up pretty fast at Commonspace.

What is the difference between a Security Deposit and a Move in Fee?

A Deposit is equal to the amount of your monthly rent. It is paid in addition to the first month’s rent prior to move in. The deposit covers non “normal wear and tear” damages that may occur during your stay. Any amount that is not used for repairs is returned to you after move out.
We created the Move In Fee (MIF) in an effort to decrease the amount of up front cash you need at move in. The nonrefundable MIF at CS Warren is iust $400 for a studio/1 bedroom and 20% of the rent for multi-bedrooms. One fee, a fraction of the cost, and it’s all you have to worry about.

There’s an app for that?

By now you’ve probably gathered- we’ve got apps. From submitting work requests to communicating with neighbors or management, to checking the status of your laundry or granting a guest access to the building, we make it easy. What’s more? Our entire leasing process is paperless- applications, lease agreements, and payments can be completed without lifting a pen.
